Real Estate Investment Returns Are Determined by Operations — A Data- and IT-Driven Case Study from a Revitalized Regional Hot Spring Property

Dear Valued Partners,

Thank you for your continued support.
We are SOZONEXT Co., Ltd.

Today, whether for individual or institutional investors,
real estate businesses that can deliver stable and attractive returns are extremely limited.

Newly developed residential properties have lost much of their investment appeal due to rising construction and land costs.
In the office and retail sector, tenant exit risk has become increasingly visible outside of prime locations.
In regional markets, investors seeking higher yields must contend with persistent risks such as elevated vacancy rates.

Where, then, can improved returns still be generated?

The answer is clear.
Only real estate assets where profitability can be created through operations remain viable.

Hospitality real estate represents one such category.
However, this segment is far from easy.
Short-term rental regulations continue to tighten, and even licensed hotel and ryokan operations face significant challenges in achieving sustainable profitability.

The solution is not reliance on intuition or on-site experience alone.
What is required is an operational business model built on data, with IT at its core, combined with unattended and labor-efficient operations.

In response to this challenge,
SOZONEXT has positioned operations as the foundation of its business while internalizing IT capabilities,
enabling hospitality operations that can withstand market fluctuations and regulatory changes.

While many hospitality operators rely heavily on individual expertise and on-site judgment,
SOZONEXT secures stable revenue through daily operations and continuously refines those operations through internally developed IT systems.

By avoiding dependence on any single customer segment or market, and by combining OTA distribution, inbound demand generation, and labor-efficient operations,
we have demonstrated a hospitality model that can be replicated even in regional locations.

A clear example of this approach is the Sesso Gorge Hot Spring Hall Revitalization Project, announced this week.

In Kawanehon Town, Shizuoka Prefecture, a previously closed hot spring facility was relaunched by adding accommodation functions and repositioned as a new lodging hub.
In this project, SOZONEXT introduced an operating model that integrates its accumulated hospitality expertise with IT-driven management.

Through systematization of daily operations, we addressed labor constraints typical in regional areas.
By leveraging OTA platforms, we expanded sales channels domestically and internationally.
Data-driven pricing adjustments further enabled operations that are less sensitive to market volatility.

As a result, guests from outside the prefecture account for 92% of total stays,
with the core user base concentrated in the 20–40 age range, representing future demand.

This project serves as a strong demonstration that even in regional real estate, investment recovery can be achieved through the right operational strategy.

In recent years, SOZONEXT has also expanded collaborations with major Japanese corporations.
What is being evaluated is not operations alone.

Rather, it is our ability to translate operational data and accumulated know-how into improved profitability for both new and existing businesses.

SOZONEXT is not merely a hospitality operator.
We are a partner that builds businesses through operations and enhances client returns by applying IT where it matters.

Together with municipalities and companies exploring real estate utilization,
we aim to transform regional assets into sustainable, income-generating businesses and to co-create real estate models that stand on their own economically.
